Summer 2026 review: average occupancy and resilient room rates

Derby Hotels Collection (DHC), a leading hotel group in the luxury segment, concludes the 2026 summer season with an operating performance characterised by stable
occupancy levels and the maintenance of average daily rates (ADR) across its key destinations.

During the summer season, Derby Hotels Collection recorded positive occupancy trends at its properties in Barcelona and Madrid. In Barcelona, its urban hotels and BCN Apartment serviced apartments achieved an average occupancy rate of 81.3%, compared with 79.7% in summer 2025.

Source markets and tourism trends

The cumulative analysis for the period from August 2025 to August 2026 confirms the United States as the leading source market, accounting for 26% of all guests in Barcelona and Madrid. Spain and the United Kingdom follow as the main nearby markets. In contrast, the French market experienced a decline in demand for luxury hotels in Barcelona, while the Asian market (Chinese and Japanese) contracted over the past year due to the geopolitical situation. The group’s management monitors the performance of this latter market daily in collaboration with leading operators.

Financial results and accommodation capacity

Derby Hotels Collection closed the 2025 financial year with revenue of €90.7 million (+2.4% compared with 2024) and expects to close 2026 at around €90 million. The company manages a global portfolio of 1,131 accommodation units across Barcelona and its metropolitan area, Madrid (211 rooms) and London (120 rooms). In the last financial year (2025), the group recorded 274,805 overnight stays and accommodated more than 467,000 guests across its properties in Spain and the United Kingdom.

Strategic plan and vision for the future
Under the strategic leadership of its Managing Director, Joaquim Clos, Derby Hotels Collection is shaping its next steps around five key priorities:
1. International investment: the comprehensive refurbishment of The Caesar Hotel 4* in London (Notting Hill) is in its final phase, with the aim of upgrading its category and value proposition.
2. Heritage renewal: a project to refurbish the rooms at Claris Hotel & Spa 5*GL in Barcelona.
3. Audited sustainability (anti-greenwashing): implementation of the environmental plan backed by EarthCheck Bronze and Silver certifications, aligned with the European directive (EmpCo) on the green transition (27 September) and the GSTC framework, ensuring external audits under the group’s heritage-inspired motto, “IN DHC WE TRUST”.
4. Premium dining offering: strengthening fine dining through CEBO (1 Michelin Star) at Hotel Urban in Madrid, La Terraza del Claris and Os-kuro, offering traditional Japanese cuisine in Barcelona.
5. Expansion in Europe: actively seeking growth opportunities in European capitals, focusing exclusively on historic and listed buildings.

Institutional recognition of Jordi Clos’s cultural contribution and patronage
At the institutional level, on 16 September 2026, Mr Jordi Clos i Llombart, founder of Derby Hotels Collection and president of the Fundació Arqueològica Clos and the Museu Egipci de Barcelona, was elected an honorary academician of the Reial Acadèmia Catalana de Belles Arts de Sant Jordi. The distinction recognises his longstanding commitment to patronage, art collecting and the promotion of artistic knowledge. This cultural commitment is uniquely reflected in the identity of Derby Hotels Collection itself, whose properties feature art collections in permanent museum-style spaces and showcase buildings of significant historical and heritage value.
